Property management fee

The property management fee is what a management company (conciergerie) charges to run a short-term rental, usually a percentage of rental income whose calculation basis varies from one offer to another.

The fee pays for managing the property on the owner's behalf: listings, pricing and calendar, guest messages and check-in, cleaning coordination, maintenance and the monthly statement. It is set in the property management agreement. In October 2026, the Marrakech management companies that published their prices advertised 20% of rental income, on different terms.

The basis matters as much as the rate

The same “20%” does not cost the same depending on whether it applies to everything the guest pays, to rent excluding cleaning, or to rent net of platform fees. Hypothetical example: on a month with 10,000 MAD of rent and 1,000 MAD of cleaning fees, 20% comes to 2,200 MAD on the total but 2,000 MAD on rent alone.

  • Is the rate before or after VAT? For a company liable for 20% VAT, 20% before VAT is 24% including VAT.
  • Who pays for cleaning, and with what margin?
  • Which fees come on top: set-up, maintenance, exit?

Compare the net income you keep, not the percentage. Our article on Airbnb property management fees in Morocco details the models, and our profitability guide shows their effect on yield.
