A channel manager is the software that keeps one calendar and one price grid for all your sales channels. It pushes your availability, rates and restrictions to Airbnb, Booking.com or Expedia, then brings every booking back and immediately closes the same night everywhere else.

In Morocco, where the same apartment or riad room is very often listed on both Airbnb and Booking.com, it is the tool that stops you selling the same night twice. It still has to be connected the right way: the difference between an API connection and a plain iCal link decides almost everything.

This guide explains what actually syncs, how riads and prices in dirhams or euros work, then how to choose and set up your tool.

What a channel manager actually does

Data flows in two directions:

  • To the platforms: availability, nightly prices and restrictions (minimum stay, closed to arrival or closed to sale).
  • From the platforms: bookings, their modifications and cancellations, and with an API connection, guest messages and reviews.

The key principle is the source of truth: once connected, the channel manager is in charge. If you change a price directly on Airbnb or in the Booking.com extranet, it will be overwritten at the next sync. So everything is edited in one place.

Many tools sold as channel managers are now full management platforms (often called a PMS) that add cleaning, contracts or owner statements. The channel connection is still the foundation: without bookings arriving on their own and on time, no other automation works.

API or iCal: the difference that prevents double bookings

iCal is a calendar file (.ics) that each platform publishes and reads from the others. It is free, universal, and carries only booked dates. Above all, each platform reads it on its own schedule: Airbnb's Help Center says imported calendars update automatically about every 3 hours. During that window, a night already sold elsewhere stays open.

The classic scenario: a guest books your Saturday on Booking.com at 10 a.m. Airbnb only reads the feed in the early afternoon. Meanwhile, a second guest books the same Saturday on Airbnb. You now have two bookings for one night, a cancellation to make and, often, an unhappy guest to rehouse.

With an API connection, the platform notifies the channel manager of the booking within seconds, and the night is closed on the other channels straight away. The API also carries everything iCal leaves out:

  • Availability: iCal yes, with a delay of several hours; API yes, within seconds.
  • Prices: iCal no, the format has no rates; API yes.
  • Restrictions (minimum stay, closed to sale): iCal no; API yes.
  • Booking details (guest, amount): iCal no, only blocked dates; API yes.
  • Messages and reviews: iCal no; API yes for Airbnb and Booking.com.

Airbnb and Booking.com reserve their APIs for partner software vendors under contract. iCal is still useful for smaller platforms without an API: it is a safety net, not a replacement. RentDari reads those feeds every hour and publishes its own link in return, as the iCal sync page explains.

What flows with Airbnb and Booking.com

On an API connection, the split is simple: the calendar travels both ways, prices and restrictions go down to the platform, bookings and reviews come back up to you, and messages flow in both directions.

With the Airbnb integration, your listings stay as they are: titles, photos and descriptions are untouched, and only the calendar, prices and inbox are driven from the channel manager. With the Booking.com integration, room types and rate plans are mapped to your properties, and the extranet is only needed for listing content.

Two settings deserve attention from day one. The first push covers a long horizon, 500 days of calendar and rates in RentDari, after which only changes are sent. And the per-channel adjustment, as a percentage, lets you start from a base rate and apply a platform-specific difference.

Expedia works on the same foundation (calendar, rates, restrictions, bookings). Messaging and reviews remain partial there, depending on what your Expedia account exposes.

Riads and guesthouses: syncing room by room

A riad is not sold like an apartment: you sell rooms. The channel manager therefore has to work at room level, not building level.

  • Each room, or room type, has its own calendar, rate and capacity.
  • Each Booking.com room type and each Airbnb listing is mapped to the right room in the software.
  • Direct and phone bookings are entered in the same calendar and block the room on every channel.
  • The overview stays readable: which rooms are free tonight, and at what price.

One thing to check before choosing: if you also rent the whole riad, ask the vendor how it handles the combination. A whole-riad booking must close every room, and a room booking must close the whole-riad offer. Have it tested on a real date before you sign.

On the subscription side, tools billed per unit usually count rooms: in RentDari, an entire home counts as one, while a riad counts its rooms.

Prices in dirhams or euros: settings to check

Guests at a property in Morocco often mix international travellers and local clients. A few rules avoid unpleasant surprises:

  • One currency per listing, the same everywhere. Each listing has its currency, set on the platform side. Check that it matches the property's currency in your software before the first push: a channel manager sends amounts, and 900 does not mean the same thing in dirhams and in euros.
  • Changing currency later is never trivial. If you must, check a few dates on each platform afterwards.
  • Platforms convert for the guest. Airbnb and Booking.com show the price in the currency the guest chooses, so there is no need for one listing per currency.
  • Absorb commissions channel by channel. A percentage adjustment per platform keeps your net income the same from one channel to the next.
  • Include direct bookings. A stay agreed on WhatsApp and paid in dirhams is entered in the same calendar: it closes the night everywhere and counts in your figures.

How to choose a channel manager

Before comparing prices, check these points:

  • An official API connection for Airbnb and Booking.com, plus Expedia if you sell there. Be wary of tools that only offer iCal.
  • What actually syncs: prices, restrictions, messages and reviews, not just dates.
  • Room-by-room management if you run a riad or a guesthouse.
  • Dirhams and Arabic: currency, interface languages, support in your time zone.

Setup: the steps, in order

  1. Take stock. List every listing on every platform and the property or room it represents. Remove duplicates and inactive listings.
  2. Prepare your rate grid. Base price, seasons, minimum stay and currency for each property, in the software.
  3. Connect your accounts. For Airbnb, you authorise access without sharing your password; for Booking.com, your property ID opens the connection on the platform side.
  4. Map listings to properties, room by room for a riad.
  5. Run the first push, then check about ten dates on each platform: price, availability, minimum stay.
  6. Check your upcoming bookings. They should all appear in the calendar. Keep your old tool running in parallel until you see the calendars match.
  7. Change your habits. From then on, prices and blocks are only edited in the channel manager.
