There is no best vacation rental software in the abstract. There is the one that connects your channels by API, absorbs your operational load (cleaning, contracts, arrivals), works with your owners if you manage for others, and whose price you know before you sign.

This guide gives you the eight criteria that really matter in 2026, a checklist of questions to ask in a demo, then a tour of the main alternatives, including the cases where a tool other than RentDari is the better choice.

PMS, channel manager, management software: what are we talking about?

Three terms are used for tools that overlap heavily:

  • Channel manager: syncs the calendar, prices and bookings between Airbnb, Booking.com, Expedia and your direct bookings.
  • PMS (property management system): the back office of the stay, with bookings, guests, payments and cleaning.
  • Short-term rental management software: the commercial term for tools that combine both, plus business modules such as contracts, a digital guidebook or owner statements.

In 2026, most solutions combine a channel manager and a PMS. The real difference lies in the depth of each module, and in what the advertised price actually includes.

The 8 criteria for choosing

1. Platform connections

Insist on an official API connection for Airbnb and Booking.com, and for Expedia if you sell there, rather than a plain iCal link that only carries dates, several hours late. 2. Contracts and online check-in

A pre-filled contract signed remotely, and ID for the guest and everyone travelling with them collected before arrival: that is what removes paperwork at the door and prepares the declaration to the local authorities. Not every tool includes it: according to our comparisons, neither Smoobu, Beds24 nor Hospitable offers an online-signed contract with guest check-in.

3. Operations: cleaning, tasks and providers

Cleaning should be created from check-outs, sent to the right provider and come back with its cost. Check whether your providers get dedicated access, whether it is paid, and whether recurring tasks (pool, garden, maintenance) are covered.

4. Owners and statements

If you manage for third parties, you need a statement calculated from stays, commissions and expenses, a commission you can set per contract, and a portal where each owner sees their figures without seeing anyone else's. It is often a paid add-on, or simply missing.

5. Messaging and reviews

One inbox for Airbnb and Booking.com, scheduled messages, built-in translation, and reviews you can read and answer in the same place.

6. The real pricing model

The entry price tells you very little. Look instead at:

  • how billing works: a tiered flat fee, or a price per property that multiplies with your portfolio;
  • any commission taken on your bookings;
  • essential options billed separately: dynamic pricing, users, owner portal;
  • setup or onboarding fees;
  • whether the price is published, or whether you need a sales call to get it.

7. Languages, currencies and market fit

In Morocco, an Arabic interface for the team, support for dirhams alongside euros and room-by-room management for riads are not details. Check the mobile app too: your field team works from a phone.

8. Support and trial

Through which channels, at what hours, in which language? And can you test on a real listing, without a credit card and without booking a call first?

The checklist to keep for your demos

  • Are Airbnb, Booking.com and Expedia connected by API? What happens if I change a price directly on the platform?
  • How quickly does a booking close the night on the other channels?
  • How do you handle a riad sold room by room, and sometimes as a whole?
  • Are contracts and online check-in included, or do I need a third-party tool?
  • What is billed on top of the advertised price? Do you take a commission?
  • How much will the tool cost the day I manage twice as many properties?
  • How does migration from my current tool work, without downtime?

The main alternatives, up close

The information below comes from the vendors' public pages, checked in August 2026, as summarised in our full comparison table. Prices change: check them with the vendor before deciding.   • Lodgify: the benchmark for building a direct booking website. From $16 per property per month (Starter plan, billed annually), with a 1.9% fee on direct bookings on two plans out of three; owner statements are generated, but there is no owner portal.
  • Hospitable: excellent at automating guest messages, especially on Airbnb, with a free Essentials plan and a Host plan from $29/month. Online-signed contracts, check-in with ID and the digital guidebook are not part of the product.
  • Hostaway and Guesty: full platforms built for large portfolios. Hostaway publishes no prices (quote after a call); Guesty shows its Lite plan at $23/month for one to three listings, then moves to quotes, with onboarding fees and a 2 to 3.5% commission on direct bookings on its Pro plans. The right choice for hundreds of listings or a very rich integrations marketplace.
  • SuperHote: a solid French player, well established among management companies, with an active community. Custom pricing after a video call, with a 30-day money-back guarantee.
  • Uplisting: known for reliable sync and focused on the US and UK markets, with a $100/month minimum under five properties and the owner portal as an add-on.
  • Amenitiz: built for independent hotels and guesthouses with 3 to 30 rooms, from €42/month, very strong on the website and commission-free direct bookings. If your riad runs like a small hotel with a front desk, it is probably the best choice. See RentDari vs Amenitiz.
  • Excel: free and enough for one property on a single channel. From the second channel on, it no longer prevents double bookings.

  • if cost is all that matters and configuration does not scare you, Beds24 is very hard to beat;
  • if you only need automated messages on one or two Airbnb listings, Hospitable does the job very well.

How to test without spending weeks on it

  1. Shortlist two or three tools using the checklist above.
  2. Connect a real listing in each, not a demo listing.
  3. Run a full cycle: booking, price change, cancellation, cleaning, contract.
  4. Check that the night really closes on the other platform, and how fast.
  5. Work out the twelve-month cost at your current size, then at twice your size.
  6. Keep your old tool running in parallel until the calendars match.
