Airbnb property management fees in Morocco: advertised rates, what they're calculated on and what they should cover

Tips & Strategy

In short: the Airbnb management companies in Marrakech that publish their prices were advertising a commission of 20% of rental income in October 2026. The number is the same; what it covers is not: excluding or including VAT, calculated before or after the platform's commission, cleaning included or recharged, set-up fees or none. Over the same month, these differences can move the bill by more than a third. To compare two offers, or set your own, read the calculation base and the list of fees before the rate.

This article is for both sides of the table: the owner comparing offers, and the management company setting its prices. It is part of our guide to short-term rentals in Morocco.

Sources checked on 25 October 2026: the public pricing pages of four Marrakech management companies, listed below; the Dahir of Obligations and Contracts (in French), articles 879 to 942 on agency; the General Tax Code, 2026 edition (in French), for VAT; Airbnb service fees. The worked examples are hypothetical. Reviewed by a lawyer in October 2026; not yet reviewed by an accountant.

What the commission pays for

A management company runs the property on the owner's behalf: listings and photos, prices and calendar, guest messages and check-ins, cleaning and linen, minor maintenance, and the monthly statement. Legally, this is an agency agreement (a mandate). Morocco's Dahir of Obligations and Contracts (DOC) presumes agency to be free unless agreed otherwise, but not when the agent does this work as a profession (article 888). A management company is therefore paid; the agreement still has to say how much and on what. Without that, the fee is set by local custom (article 916), which suits nobody.

The scope varies from one offer to the next. Before comparing rates, make sure you are comparing the same service: an all-inclusive service with in-person welcome in a medina riad does not cost what a self check-in flat costs.

What management companies advertised in October 2026

During our research, four Marrakech management companies published their rates online. All four advertised 20%, on different terms:

  • Prime Residency: 20% excluding VAT of rental income actually received; cleaning is recharged to the guest, outside the owner's income; no entry fee, no minimum term.
  • YourHostHelper: 20% of the rental income from each stay, with no fixed fees announced; the page doesn't say whether the rate excludes or includes VAT.
  • Nouni Conciergerie: 20% including VAT of rental income.
  • HouseBooking: 20%, or a guaranteed rental income option, with set-up fees for new properties whose amount isn't shown.

This is not a market study: it says nothing about prices negotiated off-site, about riads, or about other cities, for which we found no public price list. Above all, it shows that the same advertised rate can hide different bills.

The calculation base matters more than the rate

Take a hypothetical month: 20 nights at 700 MAD, so 14,000 MAD of rent, and 6 stays with a 200 MAD cleaning fee, so 1,200 MAD. Guests pay 15,200 MAD. Assume a platform fee of 15.5%, the rate most Airbnb hosts now pay (Airbnb Help Centre). Here is what "20%" costs depending on the base:

  • On everything guests pay (rent and cleaning): 3,040 MAD, or 3,648 MAD if 20% VAT is added.
  • On rent only, excluding cleaning: 2,800 MAD, or 3,360 MAD with VAT.
  • On rent net of platform fees (14,000 × 84.5% = 11,830 MAD): 2,366 MAD, or 2,839 MAD with VAT.

Between the widest and the narrowest reading, the gap reaches 1,282 MAD over the month, for the same "20%". A serious agreement spells out the base, how cleaning fees, refunds and paid cancellations are treated, and what happens with VAT.

Percentage, flat fee, hybrid or guaranteed income

Four models coexist:

  • A percentage of income: the manager's interests follow the owner's, and its pay follows the seasons, both ways.
  • A flat fee, monthly or per stay: predictable for both sides, suited to long stays or a limited service such as check-ins and cleaning only.
  • A hybrid: a small flat fee to cover fixed costs, plus a lower percentage.
  • Guaranteed income: the manager pays a fixed amount and keeps whatever it collects above it. Depending on the contract, this is either an agency agreement with a guaranteed minimum, or a lease of the property to the manager, who then sublets it. The rules are no longer the same: our article on the management agreement explains the difference, and our tax guide how rent paid by a company is treated.

The charges on top of the commission

A low commission can hide charges elsewhere. Ask for the full list:

  • set-up: photos, writing the listing, initial equipment;
  • cleaning and linen: paid by the guest, recharged to the owner, or billed with a margin;
  • maintenance: how much the manager can spend without your approval, and any mark-up;
  • consumables and restocking;
  • transfer fees when you live abroad;
  • exit: notice period, termination fees, what happens to bookings already taken.

On that last point, the DOC leaves little room for exit penalties: the principal can revoke the agency whenever they wish, any clause to the contrary has no effect, and agreeing a fee changes nothing (article 931), save in particular cases. However, a party who ends the agreement abruptly, at a bad time and without plausible reason may owe damages, unless agreed otherwise (article 942). Hence the value of a reasonable notice period written into the agreement.

VAT on management fees

A management company's fees pay for a service, which the General Tax Code makes subject to VAT (article 89-I-10°) at the standard rate of 20% (article 99). Service providers who are individuals with annual turnover of no more than 500,000 MAD are exempt (article 91-II-3°). That is what separates "20% excluding VAT" from "20% including VAT": for a VAT-registered manager, 20% excluding VAT is 24% including VAT. Check the exact regime of your business with an accountant.

For managers: set your commission from your costs

We know of no reliable public benchmark that gives "the" right rate for a city. Start from your costs:

  1. Count the time per property per month: check-ins and check-outs, messages, coordinating cleaning, travel, emergencies, the monthly statement.
  2. Put a value on that time at your team's real cost, overheads included, and add your share of fixed costs: office, phone, software, insurance.
  3. Add your margin, then divide by the property's expected revenue: that gives you the minimum rate for that property.
  4. Adjust by property type: a riad with a daily presence and on-foot welcome through the derbs does not cost what a self check-in flat costs.

A property that earns little can take as much work as one that earns a lot: a minimum fee protects your margin on small contracts. And every task you automate lowers your cost per property; our article on Airbnb property management automation lists seven. For owners: the questions to ask before you sign

  1. Is the rate excluding or including VAT?
  2. On what base: everything the guest pays, rent excluding cleaning, or rent net of the platform's commission?
  3. Who pays for cleaning and linen, at what price, with what margin?
  4. Are there entry, photo or equipment fees?
  5. How much can the manager spend without your approval?
  6. Who receives the platform payouts, and how soon is your balance paid to you?
  7. Does the monthly statement detail stays, commissions, expenses and receipts? The DOC requires an agent to present a detailed account of expenses and receipts, with the customary supporting documents (article 908).
  8. What notice to leave, and what happens to future bookings, the listings and their reviews?

Then compare the net income you keep, not the rate: an 18% offer on gross can cost more than a 20% offer on net. Our article on short-term rental profitability shows how a commission affects your yield.

The commission, calculated and documented in RentDari

In RentDari, the commission is set property by property, with its calculation base and recharging rules written into the management agreement. Each statement is calculated from the period's stays, platform commissions and expenses; it separates what the owner has already received directly from the platform, then deducts your fees, the expenses the owner bears and any advances already paid. Once finalised, it issues the fee invoice where applicable, and the owner finds it as a PDF in their owner portal. Our Airbnb property management software page explains how it works. The price of the property management software depends on the number of homes or rooms you manage, and the Free plan covers one.

In short

  • The Marrakech management companies that publish their prices advertised 20% in October 2026, on different terms.
  • The calculation base (gross, excluding cleaning, net of platform fees) and VAT matter as much as the rate.
  • List every charge: set-up, cleaning, maintenance, transfers, exit.
  • The DOC lets the owner revoke the agreement at any time; a reasonable notice period protects both sides.
  • Managers: set your rate from your real costs, property by property.
  • Owners: compare the net you keep, not the percentage.

Frequently asked questions

What percentage does an Airbnb management company take in Morocco?

The four Marrakech management companies whose public rates we found were advertising 20% in October 2026. That figure doesn't hold for every city or every type of property, and its calculation base varies.

Is the commission calculated on gross or net income?

It depends on the contract. Some managers calculate on income received, others on the revenue of each stay. Insist that the agreement states the base and how cleaning fees and the platform's commission are treated.

Are cleaning fees included in the commission?

Rarely. They are usually paid by the guest or recharged to the owner. Ask who collects them, at what price, and whether the manager takes a margin.

Does a management company have to charge VAT?

Its fees are a service subject to VAT at 20%, except for individual service providers whose annual turnover does not exceed 500,000 MAD (General Tax Code, articles 89, 91 and 99). Check whether the advertised rate excludes or includes VAT.
