RevPAR

RevPAR (revenue per available room) is revenue per available night: night revenue divided by all the nights offered for sale, booked or not.

RevPAR, for revenue per available room, comes from the hotel industry. In short-term rentals it becomes revenue per available night, per property or per room. It combines price and occupancy in a single figure.

Formulas: RevPAR = night revenue ÷ available nights, or ADR × occupancy rate.

Hypothetical example: a property open for 30 nights in November sells 18 of them for 13,500 MAD. Its ADR is 750 MAD, its occupancy rate 60%, and its RevPAR 13,500 ÷ 30 = 450 MAD, which is 750 × 60%.

Why track it

A rising RevPAR means a property that earns more, through price or through occupancy. Filling up at low prices can raise occupancy and lower RevPAR, which is why dynamic pricing targets RevPAR rather than occupancy alone. It does not deduct fees or costs, though: for the net result, see our profitability guide. Our guide to dynamic pricing in Morocco shows how to raise it.
